A new luxury rental is now available at the Kimpton Sawyer Residence. The unit is on the 16th floor with a north facing view that is fantastic. The unit is a 2 bedroom 2.5 bath, that features plenty of amenities such as use of the pool and cabanas, weight room, 100% valet parking, concierge service, a private entrance and the ability to order room service thru the hotel with an account. Other features include as a resident you do have a private entrance to the arena when you have tickets, restaurants steps away.

The unit as mentioned is on the 16th floor and features 2 master bedrooms, with the larger room having a tub and shower and plenty of closet space. Both bedrooms have remote control blinds for ease of use. Both bedrooms have carpet for warmth and comfort. The larger bedroom also has a wall mount TV stand in place

Both bathrooms are adorned in tile and marble and glass shower doors, as mentioned the larger bathroom has a tub and shower

The kitchen has all Viking appliances to include a glass top convection stove, granite counters accented with a tile backsplash, plenty of cabinets with a wood finish, middle island that allows seating, with updated LVP flooring and wine storage. The laundry area is directly off the kitchen for ease of access.

The living/Dining room has large north facing windows to allow natural light and great evening views of the Northern Buttes. This area has upgraded LVP and an electric display fireplace for some heat and ambiance a built in cabinet w a wall mounted TV stand already in place.

The tenant is responsible for electric and internet only, water/sewer/garbage/gas are included

one small pet is welcome with all guidelines met to include increased Security Deposit, pet rent and possible an increase in renters insurance

All tenants must carry a minimal of $300,000 of personal liability insurance w J & R Property Management as additional interest

The tenant will also be responsible for the Resident benefit package which is $30/month and includes the HVAC filter, ability to pay on line via e checks at no charge, CC payments excluded, Reporting to the credit bureaus and much more. This is over and above the rent amount

Small pet allowed w all guidelines met to include extra S.D, pet rent, increase in renters insurance and all pets must be screened.

Tenant is responsible for a $175 charge and charge for the Security Guard at move in and the owner will pay for the move out. They will also need to give a refundable check for damage to the Concierge
