Proof of Income: Four most recent pay stubs or last 2 years of personal tax returns (top two pages) or W-2- you may also link your bank/payroll to verify income
Screening Guidelines: All applicants in a group must meet the criteria for the group to be approved.
Rental History: 3 years of positive references or homeownership with no late payments- no evictions (COVID-protected periods exempt).
Credit: Minimum 650 TransUnion score with at least 3 years positive history- no past-due accounts, collections, or judgments. Any bankruptcy must be discharged.
Income: Combined gross monthly income of at least 2.5x the rent after deducting estimated monthly payments shown on the TransUnion report (e.g., credit cards, student loans, auto loans, mortgages).
Income Calculator: We use an internal calculator to determine minimum income for each application.
Cash reserves: Verifiable reserves of 12x rent may proportionally reduce the income requirement.
Mortgages: Monthly mortgage payments may be partially/fully excluded if you show the property is sold/selling or rental income offsets the payment.
Co-signers: Not accepted at this time.
Pets: Allowed unless otherwise stated- $60/month for the first pet and $35/month for each additional. No cost to declare no animals or for assistance animals.
